Simonton Window Replacement: The Columbus Owner’s Guide
We stock and install Simonton-compatible window replacements throughout Columbus, with most insulated glass unit (IGU) swaps running $385 to $650 per window installed and full sash replacements typically landing between $450 and $800 depending on series and glass package. If you call before noon on a weekday, we can usually have a technician at your house the same day to measure and order the exact part.
Most Columbus homeowners discover their Simonton window has failed the same way: a fog that won’t wipe away, a draft in January, or a sash that suddenly won’t stay up. These are not maintenance issues. They are component failures, and Simonton windows have specific, identifiable parts that fail in predictable ways. The good news is that a failed part doesn’t mean a failed window. In the vast majority of cases, replacing the sash, the balance, or the IGU gets the window performing like new for a fraction of a full-frame replacement. Dale Kessler has been matching Simonton parts to Columbus homes for close to three decades, and the diagnosis usually takes less than fifteen minutes once the sash is out of the frame.
Which Simonton Models This Applies To
Simonton has manufactured several distinct series over the years, and the replacement part must match the series. The most common lines we see in Columbus homes are the Reflections 5500, Reflections 5050, Pro-Finish Contractor, and the older Impressions 7500 (now largely discontinued but still installed in thousands of central Ohio homes built in the 1990s and early 2000s). Each series uses different balance systems, different sash profiles, and in some cases different glass thicknesses.
The fastest way to identify your Simonton window is to open the sash and look for a small white or silver sticker on the frame or the top edge of the sash. It will list the series name and a manufacturing code. If the sticker is gone - and after fifteen years in an Ohio attic-window or a south-facing wall, it often is - we measure the sash profile and match the balance shoe and spring by weight and travel. One thing to know about Simonton specifically: they changed their balance shoe design between the 5050 and 5500 series, and the two are not interchangeable. We’ve seen more than one homeowner buy a universal balance kit from a big-box store and end up with a sash that flies up or won’t stay closed. When it comes to Simonton parts, we use OEM or true specification-match aftermarket components, never universal-fit hardware.
Signs Your Simonton Window Replacement Is Failing
- Fog or condensation between the panes. This means the insulated glass unit’s seal has failed and the argon or krypton fill has leaked out. Central Ohio’s freeze-thaw cycles are rough on window seals, and south-facing windows in Columbus neighborhoods like Clintonville and Upper Arlington tend to fail first because the afternoon sun keeps them hot right up until the first hard freeze. The fix is an IGU replacement, not a sash replacement.
- A sash that drops when you let go, or one that’s suddenly hard to raise. The balance system has failed. Simonton sash balances are sized by the exact weight of the sash, so if your window came with a heavier glass package (like tempered or laminated), the replacement balance must match that weight. A balance calibrated for the wrong sash weight is a hazard.
- Water on the sill after a hard rain, even when the window is locked. The weatherstripping has flattened or the sill dam has a crack. On older Simonton Pro-Finish units installed in the 1990s, we regularly replace the weatherstrip and reglaze the sill before recommending a full replacement, because the frames themselves are usually still square.
- Visible crank or hinge damage on casement windows. Simonton casements use a specific hardware set. The operator arm and hinge is a replaceable part, but if the gear inside the operator is stripped, you’ll hear a grinding sound and the sash won’t seat fully into the frame when closed.
- Draft you can feel around the sash perimeter on a cold Columbus morning. This is usually weatherstripping, but on some Reflections 5500 units we also find that the sash has sagged slightly in the frame, which compresses the seal on one side and leaves a gap on the other. That’s a sash realignment or replacement, depending on severity.
Replacement Cost & What’s Included
For Columbus homeowners, here’s the pricing picture in plain terms:
- Insulated glass unit replacement (IGU): $385 to $650 per window installed, depending on glass size, Low-E coating, and whether the unit is argon-filled or air-filled.
- Sash replacement (both sashes on a double-hung): $450 to $800 per window installed, including new balances, new locks, and new weatherstripping.
- Balance replacement only (one sash): $165 to $240 installed, which includes removing the sash, matching the balance, and testing operation.
- Weatherstripping and seal replacement: $120 to $210 per window, depending on the number of seals and whether we need to pull the sash to reach them.
Every quote from TruePane is a written, line-item price. No surprise charges, no “change order” language, no second appointment left hanging. We register both warranty layers in writing before the truck leaves your driveway, and the Done Right Promise covers the workmanship. If it’s not done right, we make it right. That’s the Keystone Standard, and it’s been the rule since Dale Kessler founded the company in 2008.
DIY or Call Us?
You can safely do a few things before you pick up the phone. Clean the sash tracks and confirm the window is locking fully into place - a partially locked window will let air through and can mimic a seal failure. Look for a visible series sticker. Take a photo of the failing part and have it ready when you call. Those three things will save you a service trip if we need to order a model-specific part.
What you shouldn’t do is try to replace a balance or remove an insulated glass unit yourself. The balance system on a Simonton 5500 is under tension, and releasing it without the right tool can send the spring and shoe assembly across the room. IGU replacement requires a clean sash deglaze and a proper bedding seal; if the seal isn’t set square, you’ll get the same fog in two years. We’re happy to walk you through what to check over the phone. The number is (888) 635-0804, and a live person answers - not a voicemail tree. Call it and we’ll tell you honestly whether it’s worth our visit or whether you can handle it yourself.
FAQs
In central Ohio’s climate, a well-installed Simonton window should give you 20 to 30 years of service, with the glass seal typically holding for 15 to 20 years before fog becomes a risk. Windows that face the afternoon sun in Columbus - the south and west exposures - tend to lose their seals a few years earlier than shaded windows. That’s normal wear, not a manufacturing defect, and it’s usually repairable with an IGU replacement rather than a full window replacement.
Yes, in most cases. If the frame is square and the sash isn’t warped, we can replace the failed component - the IGU, the balance, the weatherstripping, or the hardware - without touching the rest of the window. The only time we recommend full window replacement is when the frame itself has rot, water damage, or has shifted out of square. Call (888) 635-0804 and we’ll tell you straight which path applies to your window.
For an IGU replacement, plan on 45 to 90 minutes per window once the part is in hand. A full sash replacement runs about two hours per window. If we need to order a series-specific part, the wait is typically 5 to 10 business days, after which we schedule the install and complete it in a single visit. We don’t leave half-done jobs or second appointments hanging.
We carry the most common Simonton balance sets, weatherstripping profiles, and locking hardware on our service trucks, along with compatible parts for ViewLux, Andersen, and Pella. For less common items - specific glass packages, larger IGUs, discontinued Impressions 7500 hardware - we order from Simonton directly or from our specification-match suppliers. If you’re not sure what you need, call (888) 635-0804 and describe the problem. We’ll tell you whether we can fix it in one trip.
TruePane Windows & Doors is an independent, family-owned installation and service company. We are not affiliated with Simonton, and we don’t pretend to be. We match parts to models, install them square, and stand behind the work. That’s the whole job.
